Adeel Azhar, Managing Director of Let My Roof Ltd is a graduate in Business and Marketing and has contributed his vast marketing experience with over 10 years of practice in the corporate world working alongside with one of the largest mobile phone networks in the UK. He then went on to work in the property industry for many years dealing with sales, lettings and management of portfolios with over two hundred properties all over the City of London and surrounding counties. Adeel has specialised in dealing with Below Market Value (BMV) properties, distressed sales and worked closely with the likes of the higher end developers such as St George PLC and companies such as CB Richard Ellis Ltd (CBRE Ltd) marketing properties for sale in excess of one hundred million GBP.
Why we are doing this...
Let My Roof Ltd is not just another letting and management agent offering a similar service as the high street agent; we actually care about our clients and like to remove the stress and burden of letting and managing residential properties. We also provide a service with a smile; and that we like to share. We realise that our actions can have an immediate effect on our stakeholders and therefore acknowledge that we serve a duty to everyone. We understand that not all landlords and tenants are the same and therefore provide a more personalised service which we endeavour to fulfil consistently and exceed expectations when and where we can.
We work with industry level and established service providers in order to offer the client a preferential service, which we have experience in already. In order to remain competitive and have peace of mind, we believe that the 'lowest price' does not always obtain the 'best or most reliable service' hence we have selected companies who are experienced in their field and have an area of speciality who will work closely with us as our affiliates to offer both landlords and tenants a reliable service and peace of mind.
Let My Roof Ltd offers a complete letting and management service; which includes all the basics from offering advice on rent and property, preparing materials for marketing the property, selecting the appropriate media, supplying fully referenced tenants, providing appropriate contracts and agreements, carrying out periodic property inspections, rent collection, dealing with breakdown issues and maintenance... which are all standard of a reputable letting and management agent; however we can always offer a little bit more.
How we are different...
Let My Roof Ltd does not offer a 'one size fits all service'. Everything we do is adapted to the customer; by tailoring our core services to suit the landlord and tenant where necessary. We can add value to the landlords' investments, however big or small they may be. We can grow our service delivery with the number of properties owned; as there will always be support available that can be counted on whenever it is needed. We realise that not all landlords' needs may be the same.
We understand that landlords have busy lives and may not have the time to deal with the various management issues that arise from letting their property to fixing problems with the property. Going beyond the 'call of duty' is sometimes necessary to provide the peace of mind for the landlord and both the tenant. It is not a pleasant experience for any landlord to wake up in the middle of the night or on a Sunday evening being called out to investigate a water leak or to be told the boiler is not working; so we love the jobs the landlord hates.
Let My Roof Ltd operates from a virtual/satellite office in order to keep overheads low, reduce costs which reflect on the charges (not service) which helps remain competitive. In order to save further time for landlords, as opposed to the landlord coming to us, we meet the landlord at the property or we can collect the keys from the landlord and with their permission have access to the property in order to market and let it successfully.
A special 'out of hours' service is available which comes under the 'full management' option; this is offered as an extra service. This does not mean the problem is not resolved under the standard full management service; the response time for someone from the Let My Roof team will be quicker and hopefully resolved much sooner.
Let My Roof Ltd operates under the regulations of the Ombudsman Scheme for Lettings and adheres to the 'Code of Practice' which can be downloaded here for your interest.
