Information for Tenant Fees

As part of our application process for a property to rent, there are fees due for the agency's services such as referencing, tenancy agreement administration and and inventory checks. These will be charged in addition to the Rent and Deposit due before the tenancy starts.  

Once you have decided that you would like to apply for a particular property, the specific payments associated with that property will be explained further detailing how to reserve the property by paying the first installment and when to pay the second installment before the contract begins and keys are exchanged.   

Please note, if a property is reserved and then the tenant changes their mind or pulls out; the reservation fee is non refundable.  The reservation fee usually consists of the Reference fees and 1 week deposit.

The fees above will usually cover Referencing, Tenancy Agreement administration and Inventory Checks. These will be paid in addition to any Rent and Deposit that is due under a Tenancy Agreement.

A deposit equivalent to six weeks rent (calculated by dividing the annual rent by 52 and multiplying by 6) will be required to be paid at the start of the tenancy. This is subject to referencing, a landlord may require a higher deposit if the referencing criteria is not met, further details will be provided at that time.

You should be aware that the need for a Guarantor may not become apparent until your referencing, (including for any joint tenants) has been completed, therefore guarantor referencing fee(s) will only become payable should a guarantor be required.

Please ask us to explain the fees to you, once we know your circumstance and how many tenants are applying for the property you are interested in, we can confirm the fees that could become payable.

 

Other Charges

Other charges could be applicable to the tenant during or after their tenancy under the following circumstances;

Third Party Reference Requests for current tenants will be charged at £45

Late rent payment fee - £50 payable before following rent payment due

Breach of contract - part or whole of the deposit would be liable depending on the circumstance

If the Landlord/Agent has cause to write to the Tenant due to the Rent or any part of it being in arrears for any period or for any reason following a breach of this agreement a charge will be levied for each letter sent on the following scale:

First letter - no charge

Second letter - £10.00

Third letter - £25.00

Fourth or any subsequent letter - £25.00

Any such charges shall be payable immediately by the Tenant and if not paid will be recoverable as rent or from the deposit as necessary.
